In early 1997, Seagate, acting on behalf of one of our institutional clients, initiated, negotiated, and purchased a forty-plus-story office tower in San Francisco's financial district.
At the time, commercial office space rents were quite low, however we saw that the tide was about to change. No new buildings had been built in the area in eight years, the rest of California was already re-bounding from a recession, and the growing technology sector was beginning to have a profound effect on the area.
Shortly after we purchased the building, our judgment proved correct-office space rentals increased by more than 40% and property values rose substantially.
Thus, we were able to maximize the returns and create real value for our client. By being aware of past and present trends, and having the confidence to go against the grain, we took advantage of a rare opportunity.
